Build the quote from named charge lines
Start with the charge fields used in the OCPB model: rent, water, electricity, internet or other utilities, service charges, deposit and prepaid rent. Put each line in a written comparison sheet even when the quoted amount is zero or the owner says it is included.
For every line, record whether it applies, its amount or calculation, billing frequency, due date and whether it is refundable. The model supplies categories for disclosure; it does not supply a universal Pattaya fee schedule or prove that every condominium uses every category.
- Monthly rent and its exact due date.
- Water and electricity amounts or calculation methods.
- Internet, other utilities and named service charges.
- Deposit and prepaid rent shown as separate upfront sums.
Separate recurring, upfront and refundable amounts
Do not combine every payment into one number. Mark which amount recurs each billing period, which is paid before move-in and which is described as refundable. Keep deposit and prepaid rent on separate lines because the official model records them separately.
If a quote adds a building, parking, cleaning, maintenance, move-in, key, card or agent line, ask for its exact name, recipient, timing, calculation and contract clause. This is a verification question for a charge that appears in the actual quote, not a claim that such charges always apply or are lawful merely because they are listed.
Check utility calculations against available records
PEA's service can show up to six months of electricity account history when the customer number and meter code are available. PWA also publishes official water-account and payment channels. Ask the account holder to provide matching records when you do not have the required access yourself.
Match any bill or account view to the property, meter or account named in the lease. Then compare the source amount with the contract's stated calculation. The operator record supplies underlying data; it does not decide whether the owner or renter is contractually responsible for the charge.
Apply covered-contract rules carefully
Current OCPB controlled-contract requirements matter only when the rental business and contract are within scope. Do not quote those protections as a blanket rule for every private owner, and do not state a landlord-unit threshold because the reviewed secondary summaries conflict on that point.
Where the framework applies, keep the lease, invoices, receipts and calculations aligned with the disclosed charge lines. A charge's appearance in a quote does not by itself establish that it complies with every applicable rule; this answer provides a comparison and evidence process, not a property-specific legal conclusion.
Compare the total without inventing a typical price
Compare offers over the same proposed stay using the written recurring, upfront and refundable lines. Resolve blank fields, broad labels and differences between the advertisement, quote and contract before paying. Keep electricity details in the dedicated electricity check and deposit evidence in the deposit-document check so the three decisions remain distinct.
No reviewed evidence supports a fixed universal extra-charge list or amount for every Pattaya condominium. Use current property-specific documents and authorized provider records, and leave any unresolved amount visibly unknown instead of replacing it with an estimate or a supposed local norm.
