Start by matching the property and operator
Record the exact property name, street address, booking-page name and the legal name of the person or company taking the booking. Small spelling or address differences matter because a trading name can differ from a registered operator, and a similar company name can refer to a different entity.
If the operator says it is a Thai juristic person, search that exact legal name in DBD DataWarehouse+. Treat the result as an identity and status check only. DBD explicitly warns that registration information is just one part of due diligence and does not establish that a proposed transaction or payment is legitimate.
Ask for hotel-licence details
Ask the property for the licence number, licensed hotel name, licensed operator and expiry date, then ask which local registrar can confirm them. The Department of Provincial Administration procedure says district offices handle hotel-licence renewal outside Bangkok and that a hotel licence is valid for five years.
That validity period is why a photograph of an old licence is not enough by itself. Keep the property name, address, operator and licence details aligned when seeking confirmation. The reviewed official material does not support promising that every Pattaya licence can be verified through one unrestricted public search page.
Use the city building register for its limited job
Pattaya City's R.1 register can add a separate building-record check. Search the registered building or owner name and compare the record's submission, receipt or issue date, inspector and recorded result. A current record is more useful than an undated screenshot supplied by a listing.
Do not treat absence as automatic failure: the building may be outside the register's scope, recorded under another name or not matched by the search used. Equally, a pass entry is a point-in-time building-inspection record. It is not the hotel's business licence and does not verify a room's accessibility or every safety condition.
Keep the checks separate
A careful check produces a matched chain: exact premises, legal operator, current licence details and any applicable building record. A mismatch is a reason to pause and obtain clarification, not evidence for an accusation. Keep dated copies of the details you relied on because the live records can change after you search them.
This workflow does not rank hotels or recommend a property. It also cannot prove service quality, availability, accessibility or that a payment request is safe. Those questions need their own current evidence; do not stretch a company registration or R.1 result beyond what the issuing authority records.
